What Is Awaab’s Law?

In October 2025, a landmark piece of legislation known as Awaab’s Law will come into force, reshaping the responsibilities of social housing landlords across England. Named in memory of two-year-old Awaab Ishak, who tragically died due to prolonged exposure to mould in his home, this law is a powerful step toward ensuring safe, habitable housing for all.

Awaab’s Law mandates that social landlords must investigate and resolve emergency hazards—including damp and mould—within strict timeframes. From 27 October 2025, landlords will be legally required to:
  • Investigate emergency hazards within 24 hours.
  • Investigate significant hazards (like damp and mould) within 10 working days.
  • Provide tenants with a written summary of findings within 3 working days.
  • Begin safety work within 5 working days of concluding the investigation.

This law is part of a phased rollout. In 2026, it will expand to include hazards such as excess cold, fire risks, and structural issues. By 2027, nearly all health and safety hazards under the Housing Health and Safety Rating System (HHSRS) will be covered.

What About Private Landlords?
While Awaab’s Law currently applies to social housing, the Government has signaled its intent to extend similar obligations to private landlords through the upcoming Renters Reform Bill. This means private landlords should start preparing now—especially those managing older properties or those prone to damp and mould.
