A guide to selling your property

Your home is your biggest investment, here at Ashbrookes we go over and above to look after our clients to ensure you achieve the very best possible price for the property you entrust with us.

STEP 1 - BOOK A SALES VALUATION

Online valuations are only ever a guide to the true value of your property.  We believe that a personal valuation from one of our expert valuers will provide you an accurate and realistic valuation and we happily invest the time to visit you and your property in order to achieve this.
Booking a valuation can be done via our website or by contacting our office to provide a few simple details.   Our experienced valuers will then contact you to arrange to visit you at your property at a time that's convenient to yourself.   On the day we will discuss the best price achievable, what our costs will be and what you may be able to do to maximise interest in your property. We will also discuss our expert approach to marketing your property.  The visit will be followed up with a written quotation by email and post so you can decide in your own time.

STEP 2 - INSTRUCT US

Once you are happy with our valuation and ready to market your property for sale, let us know and we will arrange for contracts to be sent to you for signature (electronically or on paper).  Once you have instructed us, we are obligated to meet some legal requirements; confirming your ID/residence, undertake anti-money laundering checks and ensuring a valid EPC exists for your property (we can arrange for this to be done if you do not have one already).

STEP 3- HAVING THE WOW FACTOR

Wanting the best price? Sometimes little steps with small costs can have an impact on your property giving it the 'WOW' factor. Our Experienced valuer will put together and provide you with a list of ideas that will enhance the look and feel of your property. Not only that, we offer additional features such as professional photos, detailed floorplans, 360 & Matterport videos tours, drone photography, paid social media and online marketing advertisement (Rightmove and Zoopla).

STEP 4 - PREPARE FOR VIEWINGS

We have all heard the famous line 'the first impression is the last impression.' Preparing for viewings can be as simple as making sure your home is welcoming internally and externally it looks and feels cared for. We provide our customers with the flexibility of choosing the option of carrying out viewings themselves or instructing us to do the viewings for you. We operate out of hours and weekends to meet the needs of the potential buyers.

STEP 5 - RECEIVING OFFERS

Once offers are received, our highly skilled negotiator will do due diligence on the buyer and negotiate the highest offer for you. All offers received are presented to you so that you can make the final decision.  Once you are content and have accepted the offer, we will send all parties involved a copy of the memorandum of sales, formally agreeing the price and the sale to all parties.

STEP 6 - EXCHANGING CONTRACTS

If you don’t already have one, you will need to appoint a solicitor to act on your behalf in order to complete the property conveyancing requirements.  At Ashbrookes we have our trusted and recommended solicitors that can make conveyancing hassle free whilst providing a quality service at competitive pricing. Using our solicitors will ensure you will be as hands off as you wish, as our sales team will chase and update you throughout the process. 
Once all the legal works/searches/surveys and valuations are complete both sides are required to sign contracts and the sale then becomes complete and legally binding. The solicitors will then re-pay any existing mortgage or loan you may have on your property and transfer any surplus funds to you.

STEP 7 - COMPLETING AND HANDING KEYS

Once your solicitor has confirmed completion, a completion statement is provided as a record of the transaction which details all the costs involved in the sale of your property. You will be able to drop your keys into your local Ashbrookes branch ready for us to hand them over to the buyer.
